Payment is either full amount at time of booking or 50% deposit with balance due 2 weeks before arrival.  

Cancellation Fee is 100% of deposit if cancelled more than 7 days before scheduled arrival and 100% of amount if cancelled under 7 days before scheduled arrival.

LEAVE VILLA AS YOU FIND IT Great care has been taken to provide you with a beautiful break.  We do not charge a deposit; however, it is expected for reasons of cleanliness, insects, courtesy that 1) all rubbish will be bagged and put in outside bin by the villa 2) All dishes are wash, dried and placed back on shelves 3) BBQ is cleaned for the next guests.  If left, each of these will incur an extra $25 cleaning fee.

Country Property Considerations You are coming to a 20 acre country property surrounded by the bush and the Wombat State Forest. We take every care in eliminating insects but if you do see an insect (alive or dead) please do what you would do at home. This may seem like a strange request but we have had guests who wanted to depart because of seeing an insect. You are welcome to depart but you will not receive a refund and please do not call either the owners or villa carers on such occasions.

Problems or Complaints In the case of any problem or complaint, you must, in the first instance, inform by phone and/or text, our Villa Carer at the earliest opportunity so Management has the chance to rectify the situation as quickly and efficiently as possible, and you must allow repair/service access to the property during reasonable hours.  Any complaint, which cannot be resolved locally, must be notified in writing to Management prior to departure from the Property.  Failure to follow this procedure may hinder the ability of Management to rectify the problem or complaint and reduce or extinguish any claim you may have. 

Travel Insurance - As normal with all travel, it is recommended that guests have travel insurance to insure against any injuries, illness or accidents that may occur whilst staying at our property.
